Your home has significantly appreciated in value over the years, and you may already have a low rate locked in on an existing mortgage. A Home Equity Line of Credit (HELOC) is how you access your equity without needing to refinance. That’s why HELOCs have become extremely popular over the past few years. Used well, they’re one of the most flexible tools a homeowner has, offering access to equity when needed.
Essentially, a HELOC is a line of credit secured by your home. You get approved for a limit, then draw what you need, when you need it. You pay interest only on what you’ve used.
They are often used for the following purposes:
- Remodel or add on
- Pay off higher-interest debt
- Keep a cash cushion on standby for emergencies
A conventional mortgage is a standardized product. A HELOC is not.
When researching options, here are some of the terms that a borrower must take into consideration:
- Draw period. How long can you pull equity out?
- Repayment period. How long do you have to pay it all back once the draw period ends?
- Lockout period. Are there times you can’t draw or make changes?
- Payment type. Interest-only or fully amortized? Interest-only can be great, but be aware of when it ends and your payment jumps.
- Rate type. Variable or fixed.
- Index. What is the rate tied to? That’s what moves your rate and your payment.
- Access. How do you actually get the money: card, checks, online transfer?
- Fees. Annual fees, prepayment penalties, early closure fees.
- Qualification. Fast online approval or full traditional underwriting?
- Minimum draw. Do you have to take a certain amount at closing?
HELOCs are available on primary residences, second homes, and investment properties across most property types.
